Job Description

OVERVIEW

  • Clearing drains by means of plunger and hand held auger.
  • Changing light bulbs.
  • Changing HVAC filters if properly trained.
  • Thermostat adjustments if properly trained.
  • Performs general labor, such as but not limited to carrying, stacking, and sorting of materials used in and around the job site, as well as debris removal.
  • Clean up job site and equipment by means of vacuum, mop, broom, floor scrubber, waxer, steam cleaner, high pressure spray cleaner, as well as other types of cleaning devices or equipment.
  • Maintenance Attendants shall not possess or use tools, except as reasonably necessary, to accomplish any of the above job duties. If other tools are required to perform any job, then the Engineers shall provide oversight to facilitate the Maintenance Technician in performing his work.


ESSENTIAL FUNCTIONS

  • Performance of ongoing reactive work orders on facility plumbing, lighting (bulb changes only), painting, temperature adjustments (if trained properly), and cleaning of equipment, rooms and other components within the building operations.
  • Maintain, operate, and repair all plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
  • Respond effectively to all emergencies.
  • Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
  • Must be willing and able to support any afterhours building related activity as required.
  • Attend periodic training seminars
  • Interacts with external and internal customers with a positive demeanor.
  • Will be required to utilize e-mail, enter, query and change fields within a CMMS system (updating work orders).
  • May be required to understand and utilize Microsoft word and excel
  • On call duties and overtime as required
  • Steadily improve skills to achieve Operating Engineer status.


MAINTENANCE TECHNICIAN FUNCTIONS

  • Safely operate a ladders.
  • Changing of light bulbs.
  • Able to carry 50 lbs
  • Provide service for first response to hot and cold calls.
  • Works as a cohesive team member taking direction and training from engineering team.


KEY PERFORMANCE MEASURES

  • High work order response time and closure percentages.
  • Client satisfaction.
  • Increased scope; with on-going training.
  • Willingness to learn and advance to an engineering role.


EDUCATION AND EXPERIENCE

  • High School Diploma or GED equivalent required
  • 0 years of experience required, this is an entry level position.
  • Has a strong aptitude and positive attitude for learning new skills. Candidate should be able to take direction and mentoring from the engineering site team.
